The difference in one sentence
Off-plan = you buy from the developer before construction is complete, usually at a lower price and with a comfortable payment plan, and take handover in two to four years. Ready = you pay the full price (or finance it) and take the keys now, renting or living from day one.
A practical comparison
| Criterion | Off-plan | Ready |
|---|---|---|
| Price | Usually lower, may rise as construction progresses | Current market price |
| Payment | 5–20% down, then instalments over years | Full amount or a mortgage with 20–25% down |
| Income | No rent until handover | Rent from the first month |
| Risks | Handover delays, finish differing from expectations | Maintenance and an older building, higher entry price |
| Protection | Mandatory escrow account per project supervised by the Land Department (RERA) | Inspect the unit before buying; immediate title deed |
| Commission | None charged to the buyer | Typically 2% + VAT |
The escrow account — why it matters to you
Under Dubai's escrow law, buyers' payments in off-plan projects are deposited in a separate escrow account in the project's name. The developer can only draw funds according to construction progress certified by the consultant engineer and the Land Department. This does not remove delay risk, but it protects your money from being used outside the project.
Always askWhat is the project's escrow account number? What is the current certified completion percentage? A serious developer answers immediately.
When does each option suit you?
- Off-plan suits you if: you do not need the home or the income now, you want payments spread over years, and you prefer a new building with modern specifications.
- Ready suits you if: you need to move in now, you want rental income from month one, or you want to see the actual unit rather than a show flat.
- The middle ground: an off-plan project close to handover (6–12 months) combines some advantages of both.
