How to buy property in Dubai step by step (2026)

Seven clear steps from idea to title deed, and what you need if you are outside the UAE.

Last updated: November 2026

Can you buy? (Yes, most likely)

Non-residents and foreign nationals can own property on a freehold basis in Dubai's designated areas, which include most of the newer districts where new projects launch. You do not need a residence visa or a UAE bank account to start, and the purchase can be completed remotely.

What you usually needA valid passport, a correspondence address and a way to transfer payments (international bank transfer is common). Some payment plans ask for post-dated cheques from a UAE account; that is arranged later.

The seven steps from idea to ownership

  1. Define the goal before the projectA home or an investment? When do you need it? Which unit type is comfortable? These answers cut 80% of the search.
  2. Know your full budgetPrice + purchase costs (about 4–5% off-plan, 6–7% for a ready home bought through a broker) + annual service charges. See the costs page.
  3. Compare two or three projects onlyLocation, the developer's delivery record, payment plan, handover date and amenities. More than that dilutes the decision.
  4. Reserve the unitA booking form and a booking deposit counted towards the down payment. Check the unit number, size and price on the same document.
  5. Sign the Sale and Purchase Agreement (SPA)The core contract between you and the developer: specifications, payment plan, handover date and penalties. Read it fully and ask about anything unclear.
  6. Register with the Land DepartmentOff-plan contracts are registered in your name on the Oqood system; the 4% DLD fee is usually paid at this stage. Your payments go into a project-specific escrow account.
  7. Follow construction, then take handoverRegular updates until completion, a snagging inspection, final payments, then the Title Deed issued in your name.

If you are outside the UAE

Remote buying is very common in Dubai. Developers accept electronic signatures or signing through an attorney with a notarised power of attorney, and payments by international transfer. What we arrange: an online meeting with the developer, a virtual tour where the developer offers one, and a document review with you before any signature.

ImportantOnly transfer money to the escrow account registered for the project, or the developer account named in the official booking documents. Never to the personal account of any intermediary or marketer — including us.

Common mistakes

  • Choosing on price alone without looking at service charges and the handover date.
  • Relying on a "guaranteed return" in an advert without reading its terms in the contract.
  • Ignoring the developer's delivery record on previous projects.
  • Leaving purchase costs (4% + registration) out of the budget.
  • Rushing because of "the last unit" — real urgency comes from the developer with a date, not from a WhatsApp message.
