Choose the area from your goal, not from the advert
Dubai is large and the differences between areas are real: price per square foot, service charges, yields, schools and transport. Below is a practical split by goal. Prices and yields change monthly, so we describe the character, not the numbers.
By goal
Villa and townhouse communities
Areas such as Dubailand, the lagoon communities and gated developments: nearby schools, parks, man-made lagoons and quiet. Further from the centre, and you need a car.
Ask Taj about your options →Studios and one-bedrooms in growth districts
Areas such as Dubai South near Al Maktoum Airport and the Expo site, and mid-market districts with strong tenant demand: a lower entry price and relatively higher gross yields, with service charges to factor in.
Ask Taj about your options →New launches with long payment plans
Enter with a small down payment and instalments over years in projects handing over in 2–4 years. What matters most here is the developer's record and the construction progress.
Ask Taj about your options →Waterfront and creek districts
Areas such as Dubai Creek Harbour and the waterfront communities: views, proximity to downtown and the metro, and a higher price per square foot. Suited to premium living or short-term rentals.
Ask Taj about your options →Questions that settle the choice
- Will I live in it or rent it out? (Tenants look for proximity to work and the metro; families look for schools and quiet.)
- What exactly are the annual service charges for this building? They can eat a large part of the yield.
- Which competing projects hand over in the same area in the same period? (Large supply = pressure on rents.)
- What will the area look like in 3 years, not today? Metro, schools, planned malls.
